In most cases, Registered Valuations are not necessary if the house is an existing one and you are borrowing 80% or less of the home's value.
The bank may require a valuation if:
- you are borrowing more than 80% of the home's value
- the property you are buying is brand new
- if you are building
- if the sale is not arranged by an authorised real estate agent
- if the bank considers the property may have issues
Most banks now use Property IQ to arrange valuations. This company provides a valuer from an approved list to carry out the work. You cannot choose a valuer.
As your Mortgage Broker, we will initiate the process.
You will need to arrange payment to Property IQ prior to the inspection. Payment will vary depending on your location and the size of the house. Expect to pay anywhere from $500 upwards.
The report will be emailed to you and us. We will pass it on to the bank which will base their lending decision in part on that report.
