There's nothing more satisfying than building your own dream home.
Organising the finance however is more complicated and involved than a straight house purchase. Trying to navigate this process yourself if haven't done it before can be a nightmare and easily end in tears. Having a mortgage broker look after the process from start to finish is not only desirable, it's essential.
For a start, you need to be able to pay an increasing amount of interest on your loan as you draw it down as well as pay for your current accommodation whatever that may be, such as rent.
The builder usually requires a deposit big enough to cover the first stage of his work before he even starts.
Then there are payment stages along the way that have to be backed up with invoices and valuations.
Then there are the extras that pop up along the way that you might not have thought of such as paved footpaths, water tanks, letter box, fencing, clothesline and so on.
As your mortgage broker we can take responsibility for that process from the outset. We will liaise with your builder, valuer, lawyer and bank to ensure that all stages are met smoothly without stress.
But more importantly, we will plan it from the outset to make sure you have enough funds available at every step for everything you need including living costs, so don't let this put you off.
